Flat hunting in Germany: 10 words you'll need

Finding a room in Germany can feel like a job interview, so prepare your words first.
When I first looked for a room in Berlin, I sent dozens of messages for every ad. When someone finally replied and I went to see the place, the living room was full of other applicants, and the questions just kept coming.
Today's ten words are the ones you'll meet when flat hunting. With them you can read an ad, go to a viewing, ask about the deposit and agree on a move-in date. 🏘️

→ I live in a shared flat with three people.
💡 The initials of Wohngemeinschaft (living community) 🏠 die Gemeinschaft → die WG.

📌 Meine Mitbewohner sind sehr nett.

💡 mit (with) + Bewohner (resident) = someone you live with 👫
Bonus A female flatmate is die Mitbewohnerin.
das Zimmer

💡 Same root as English timber 🪵 Rooms used to be made of wood!
Bonus Wohnzimmer (living room), Schlafzimmer (bedroom), Badezimmer (bathroom) all end in Zimmer.
die Anzeige
[AN-tsy-guh]advertisement, ad; report (to the police)(Pl. die Anzeigen)
📌 Ich habe die Wohnung über eine Anzeige gefunden.
→ I found the flat through an ad.
💡 From anzeigen (to show) 📰 Something you show to everyone = an ad.
⚠ Anzeige erstatten means reporting something to the police. To place an ad is eine Anzeige aufgeben.
die Besichtigung
[buh-ZIKH-ti-goong]viewing (of a flat); sightseeing visit(Pl. die Besichtigungen)
📌 Die Besichtigung ist am Samstag um 14 Uhr.
→ The viewing is on Saturday at 2 pm.
💡 be- + Sicht (sight) + -ung = going to see it 👀 -ung means die.
Bonus The verb is besichtigen: Kann ich das Zimmer besichtigen?
die Kaution
[kow-TSYOHN](rental) deposit(Pl. die Kautionen)
📌 Die Kaution bekommst du beim Auszug zurück.
→ You get the deposit back when you move out.
💡 Be cautious with your deposit and read the contract 🔑
⚠ False friend: Kaution is a deposit (or bail), not ‘caution’.

Bonus The opposite is unmöbliert (unfurnished).
der Quadratmeter

→ The flat is 60 square metres.
💡 Quadrat (square) + Meter 📐 Ads usually write qm or m².

einziehen
[INE-tsee-en]to move in(zieht ein – ist eingezogen)
📌 Wann kann ich einziehen?
→ When can I move in?
💡 ein (in) + ziehen (move) = move in 📦 Moving out is aus.
⚠ Separable, with sein: Ich bin gestern eingezogen. And ausziehen means both ‘move out’ and ‘undress’.
umziehen
[OOM-tsee-en]to move (house)(zieht um – ist umgezogen)
📌 Nächsten Monat ziehen wir nach Hamburg um.
→ We're moving to Hamburg next month.
💡 um (change) + ziehen (move) = change where you live 🚚
⚠ sich umziehen means ‘get changed’. Moving house has no sich, and the perfect uses sein: Wir sind umgezogen.
🇩🇪 A spoonful of German culture
Popular flatshares sometimes hold a ‘WG-Casting’: several applicants come round to chat. It's less about the room and more about whether you get along, so expect questions about hobbies, cooking and cleaning habits.
Ads often mention Kaltmiete and Warmmiete. Kaltmiete is the bare rent; Warmmiete includes extra costs (Nebenkosten) such as heating. Compare like with like.
After moving in, you usually have to register your address (Anmeldung) within two weeks, and you need a confirmation form from your landlord or main tenant. Ask for it when you move in. 📝
